* CONSTRUCTION AND PROMOTION *

Because we are promotors and constructors, we have our main supliers for more than 10 years in all the aspects of the construction which means:
Carpenters, electriciens, gas, painter, pools, garden maintinance, heating, etc.

They give us the security of the well done work and price and conditions. We can offer you this services for 10% of the cost that they will give to you.

* MAINTENANCE SERVICES *

Swimming pool (8x4) maintenance service, materials, chlorine and labour included. Annual charge: 150 €. Monthly charge.

Garden maintenance service to be arranged according to the garden and the days of the week when attention may be necessary.

* DESCRIPTION OF SOLER ESTATE AGENT'S AFTER-SALES SERVICE *

THE PURCHASE OF THE PROPERTY INCLUDES THE PROVISION OF THE FOLOWING SERVICES AT NO ADDITIONAL CHARGE.

The answer to all the problems that occur after buying or selling a house.

1.- Change of water service, electricity service, community charges, tax on property and possessions (ibi), and any other services that may be included with the new house.
2.- During the first year our team of professional contacts will be at your disposal to attend to any needs (plumbing/ heating/ electrical/ decoration/ building/ gardening/ painting/ moving house/ swimming pool), helping you to get established, or helping you to renovate your new home. Clients can be provided with two estimates from professionals who can carry out the work.
3.- Advice on municipal services and applicable regulations.
4.- Free legal advice on all matters relating to the new house during the course of a year from the time of purchase/sale.
5.- Possibility of renting the house for a season, or annually, with absolutely no charge to the tenant for the drafting of leases and other requirements.
6.- Any service advice you may require to get established, and the provision of the relevant contact.
7.- Processing of home insurance.

* FISCAL REPRESENTATIVE *

Soler has operated as fiscal representative on behalf of a large number of foreign property owners.

We have the pleasure to offer you our FISCAL PACKAGE, which includes:
- SOLER SERVICIOS act as your official fiscal representative.
- Apply and deliver your N.I.E. number (registration number for foreigners)
- Declare and pay following taxes on your behalf:

- Patrimonio (wealth tax)

- Renta (income tax)

- Impuesto de circulación ( road tax if apple)

- Impuesto Bienes Inmuebles (local rates)

- Impuestos Especiales Municipales (special taxes)

The annual price of this package is 100 € plus IVA.

In November you will receive a letter informing what taxes are due to pay the coming year and when direct bank debit will be made. In December every year you will receive a final invoice together with original tax documents paid on your behalf.

CONDITIONS

The basic price for the services provided for in the Service Contract between the client and the company is for the year 1999, is 100 €, plus I.V.A. at 16%.

The package is based on the assumption that the client has neither commercial activities nor income in Spain and is not a resident in Spain.

If the client has commercial activities that have to be taken into account, or is a fiscal resident and because of this has to make an income-tax declaration for residents in Spain, the extra costs for such income tax declaration shall be added to the basic price of the service package.

The basic price shall not be changed when the client does not want to use all the services included in the package.

All bank and mail costs, caused by the client not sending in all necessary documents, information or funds, shall be billed to the client. The client will effect a transfer of the funds, as a deposit of the necessary funds to pay all receipts, taxes, etc., to the account of the company, previous estimated deposit is presented by SOLER SERVICIOS. Once paid all the bills the client will receive the balance of the deposited funds and we will proceed to the liquidation.

Based on the information given to us, we will calculate the following estimation of funds that should be held at the disposal of the company:

INSURANCES

We have the pleasure to offer our Spanish household insurances.
